OPERATIONS AND MAINTENANCE MANUALS
An Operations and Maintenance Plan (O&M) is a set of specific procedures
and practices to control asbestos applied to building cleaning,
maintenance, and general operations. The O&M Plan can be made for
either short term control measures until the asbestos removal is
completed or a long term program that remains in effect until all
asbestos containing materials are removed from the facility. The
associated risks can be reduced through an O&M Plan, which identifies,
give priorities, addresses, and effectively monitors existing and
potential hazards. The elements of a typical plan are:
- Identify, document, and rank existing hazards
- Recommend immediate actions to address high priority situations
- Periodically provide physical assessment on buildings
- Train appropriate personnel
- Work with the owner and maintenance organization to ensure safety
- Train to see that OSHA guidelines are met
- Maintain accurate and complete records
- Assist in developing a strategy for planned, budgeted removal over time

hazards. We are fully accredited and aware of the legal and health
